Flat Roof Coating & Restoration in Cincinnati
Leaking flat roof but not ready for a full tear-off? We seal it with a seamless silicone or liquid EPDM coating that stops leaks, reflects heat and adds years to the roof — in a fraction of the time and cost of replacement.
What a roof coating does
One seamless waterproof layer
The coating is sprayed or rolled over the whole roof and cures into a single membrane. No seams means nothing to split open, which is where most flat roofs leak.
Holds up to standing water
Silicone is built for low-slope roofs where water ponds after a storm. It also reflects sunlight, which keeps the building cooler and cuts summer cooling costs.
No tear-off, no shutdown
Nothing goes to the landfill and the building stays in use. Most residential and small commercial roofs are done in a few days.
Who it's for
Flat and low-slope roofs on porches, additions, garages, rowhouses, apartment buildings, churches, warehouses and storefronts.
Roofs we coat
EPDM rubber, TPO, modified bitumen, built-up (tar and gravel), ballasted and metal roofs. We use silicone or liquid EPDM depending on the roof you have, and we explain why.
Coating or replacement? We'll tell you straight.
A coating only works over a roof that is dry and solid. We check for trapped moisture before we quote. If the insulation is soaked, coating over it just seals the problem in — and we will tell you that instead of selling it.
Our process
01 · Inspect
Free inspection and moisture check, with a photo report of the roof's condition.
02 · Prep & repair
Pressure wash, then repair seams, flashings and drains so the coating goes over a sound surface.
03 · Coat & document
Primer where the surface needs it, silicone or liquid EPDM applied at full thickness, and a final walk-through with photos for your file.

Flat roof coating questions
How long does a flat roof coating last?
Typically 10 to 20 years depending on the coating system and how thick it is applied. When it wears, it can usually be cleaned and recoated instead of torn off.
Is a roof coating cheaper than a new flat roof?
Usually, yes. There is no tear-off, no disposal and far less labor, so a coating typically costs a fraction of a full replacement.
Can any flat roof be coated?
No. The roof underneath has to be dry and structurally sound. We check for trapped moisture first. If the insulation is wet, we will tell you, because coating over it only seals the problem in.
What types of roofs can you coat?
EPDM rubber, TPO, modified bitumen, built-up roofs and metal roofs, on homes, additions, garages, apartment buildings, churches, warehouses and storefronts.
I own a commercial or rental building. Is a coating treated differently for taxes?
Coatings are often treated as maintenance rather than a capital improvement, but every situation is different. Ask your CPA how it applies to you.
